In the South Coast Industrial/Logistics market, the key positive remains; there is a general lack of availability of new and good quality second hand refurbished space.  The limited amount of space that has recently come back to the market is either due to administration/receiverships or, in the main, consolidation where businesses have streamlined their operation at a lease event, for example break or expiry. There is little sign that rental growth will not continue, albeit at a slower pace is expected. We are however, seeing some landlords increase the level of tenant incentives given in a transaction to secure a letting, rather than risk a protracted marketing void.

Despite continuing economic headwinds which are exacerbated by global events and general uncertainty, there are still positive signs within the market.
