Dutch & Dutch: All funds from the sale of an £18.75m North West London portfolio will now be directed towards community good.

“In May 2024, Dutch & Dutch were instructed to manage a substantial mixed commercial and AST portfolio across Neasden, Willesden, Uxbridge and Northolt. The client had managed the portfolio in-house for more than 30 years and, during that time, built an outstanding reputation with tenants through an ethical and considered approach to management, responsive maintenance and clear communication.

The client was looking for a managing agent who shared those same values and since May 2024 we have been proud to oversee every aspect of the portfolio’s management.

As with any large portfolio, the day-to-day management was only part of the story. Over the past year we have also supported the client with planning anomalies, commercial lease negotiations, common parts management, compliance matters and wider strategic asset management.

When the decision was made to sell the portfolio, Dutch & Dutch were appointed as sole agents and undertook a competitive off-market sales process. Terms were agreed subject to a Tenant Charter to ensure existing tenants continue to be treated fairly, with rents phased gradually towards market levels.

What makes this transaction particularly remarkable is that the client will be directing all proceeds from the sale towards community good.

This transaction was a reminder that property can still be approached with fairness and responsibility at its core.
