SHW has reported a record number of instructions, across property sectors, in the South East.

In both the office and industrial sectors, high quality, refurbished space is being offered by SHW, providing the sustainability and wellbeing features essential to many occupiers. For example, Crescent Court, a substantially refurbished office property providing contemporary, sustainable space, ranging from 4,139 to 16,940 sq ft, in the heart of the Kent town of Tunbridge Wells and ION -one of the largest available single industrial buildings on the South Coast – in Worthing, which has been extensively refurbished to provide 268,234 sq ft available to lease.

For newer stock, following the signing of a new lease (16,189 sq ft) at Bernard Weatherill House in Croydon earlier this year on behalf of Croydon Council, 42,036 sq ft of modern office space is available, with floors ranging 8,484 to 16,103 sq ft, showing strong occupier interest.

Addressing a shortage in Grade A logistics/industrial space, SHW has been appointed to market Panattoni Park Bognor Regis, a speculative development bringing 205,500 sq ft across three units to the market, available in Q2 2026 and Panattoni Park Burgess Hill which is providing 12 new units from 8,142 sq ft to 403,708, two of which have already been let.

In the retail sector, on the high street, units being vacated by larger chains looking to consolidate their portfolio are being snapped up by independents which have not been as affected by the new national insurance changes introduced by the current government, however there is still availability across the South East through SHW.

Tim Hardwicke, Partner and Head of Agency at SHW, says: “For those looking for new space for their business, there are a variety of options available. We have seen deals taking a little longer to complete, so it’s important to work closely with tenants to provide solutions to meet their requirements.”

With SHW having recently acquired new space for JW Creative Carpentry in Aston Clinton – to help expand their business within the South East, Director Kate Selby, notes: “Having outgrown our existing premises in Watford, we were looking for a new space to better serve our clients across the UK, with a focus on easy access to studios in and around London. Sustainability was an important part of the decision process, and we worked closely with SHW to identify the right space and location for our team and business.”

In the office market, SHW has just acquired 13,187 sq ft for Southern Housing at Feldberg Capital’s Mosaic East scheme in East Croydon for the housing provider’s new base. Thomas Tarn, Director at SHW, says: “With Southern Housing’s existing premises no longer meeting their requirements, SHW were instructed to identify new offices in the area, close to East Croydon Station, that provided suitable space for their team, with accessibility and sustainability in mind.

“Following an extensive review of available spaces in the Croydon market, Mosaic East was shortlisted, upon which terms were negotiated to take the fourth floor front wing and fourth floor annex of Stephenson House (Mosaic East), with SHW’s Building Consultancy team carrying out the pre-acquisition survey.”
