A New Perspective: My Work Experience at Eightfold Property. Article by Carmen Dayan.

As someone currently undertaking work experience at Eightfold Property, I’ve been fortunate to gain an inside look at the execution of a dynamic and expanding agency, particularly at a time when the UK property market is starting to show significant signs of change.

Over the past month, I’ve spent time shadowing teams across the business, giving a me hands on introduction to the fast-paced world of property and an up close look at how different departments contribute to market activity.

Inside at Eightfold:  A look at the Teams

One of the things that struck me early on was how many areas of expertise Eightfold covers under one roof. From residential sales and lettings to Commercial Agency, Commercial & Block management as well as Valuation. By bringing together a wide range of expertise, Eightfold offers a professional and cohesive experience. What stood out the most was how broad their skill set is which allows Eightfold to respond promptly to changes in the market.

Commercial Agency

I had the opportunity to work closely with the commercial team, gaining valuable exposure to key areas in this department. I attended viewings, inspections and added requirements for applicants which gave me an insight into what is expected from in this department but also the responsibilities of a commercial agent and the level of market knowledge required. What was interesting for me was how this team is involved with both tenants and landlords which facilitates effective communication and negotiations.

By working alongside this team, I deepened my understanding of commercial real estate, including legal and financial considerations underpinning lease agreements and the competitive factors shaping the market. In a competitive market working with the commercial team at Eightfold helped me understand how important professionalism, providing guidance and accomplishment are in this competitive sector.

Residential Sales & Lettings

This team is fundamentally people-focused, connecting buyers and renters with homes that meet their needs, while also guiding landlords through each step of the lettings process. The pace within this department was eye-opening, with a high volume of enquiries and quick turnarounds on properties, especially in high-demand areas. What stood out was the team’s ability to balance efficiency with personal service, whether its advising first-time buyers or supporting landlords. It’s clear that strong local knowledge and strong communication are at the heart of what makes this team successful.

Block & Commercial Management

I spent time with the management team, understanding the challenges they face day to day maintaining buildings and responding promptly to both landlord and tenant needs. This experience allowed me to understand the different challenges that come with maintaining commercial units. After reading some emails from some tenants I began to understand how to communicate with them on a professional level. Soon after, I began to write some emails back and learned how to solve issues that they had. The team’s ability to juggle multiple matters simultaneously, while fostering positive tenant relations and ensuring efficiency, is essential to the long term success of block and commercial management.

Valuation & Professional Services

This department showed me the financial side of property, such as valuations and rent reviews. It plays a vital role in enabling clients to understand the true value of their property and the potential of their assets. The team combines market knowledge and careful analysis to offer clients a clear picture of how much their property is worth. I inspected properties and learned how to measure walls within the property which I found intriguing as I had never done that before.

At Eightfold, valuation isn’t just about numbers; it’s about building trust with clients in a professional manner which is the driver behind their execution.

Each department has a distinct role, but the collaboration between them was what got me most surprised. Witnessing it all highlighted the importance of communication and teamwork in delivering successful outcomes in the intricate world of real estate.

Looking ahead: what’s next?

As someone new to the industry, I’ve found the property world more diverse and fast moving than ever. Being temporarily part of the team over the last month at Eightfold has shown me how much knowledge and communication can bring to the world of property whether you are a landlord, tenant, developer or investor.

It’s an exciting time to be part of the sector, and I’m grateful to the team at Eightfold for giving me this opportunity. I’m looking forward to seeing how the rest of 2025 shapes up, as I work towards establishing myself in the property industry.
