Demand & Supply across Property Types & Regions in Scotland

This month we analysed demand & supply for commercial property in Scotland, looking at variations across regions & property types.

We looked at all property listed as available (or under offer) in Scotland on the 1st of February 2024, which was a total of 5,689 property listings. We split these by area giving a percentage of availability in each region. This is used as our measure of ‘supply’. We then analysed all email enquiries since 1st November 2023 to see which properties were being enquired about most.  Again, we have shown this as a percentage, using email enquiries as our measure of ‘demand’.

It would appear that demand is far outstripping supply in Glasgow followed by Edinburgh with Falkirk & Motherwell also in this enviable position as well as Kirkcaldy (but to a lesser extent).  Aberdeen appears to have the lowest demand compared to supply. Dundee, Kilmarnock & Perth are also seeing a lower distribution of enquires compared to available stock, as well as Inverness, Hebrides, Kirkwall & Shetland, Dumfries & Galashiels.

We also compared supply & demand across property types which revealed retail getting the greatest proportion of enquiries compared to available listings, closely followed by industrial.  Office properties are in the reverse position with far less enquiries than would be expected from the number of available listings. Other, Land & Leisure are also in the same position but to a lesser extent.

Our data for supply is limited to a single date which may not be representative of supply across the three-month period looked at for enquiries. Demand data is also not comprehensive as enquiries by phone and from contact details within brochures are not able to be included.
