According to the latest data from Realest, the award-winning real estate advisors, covering the South Coast commercial property market of the UK, there is a continued trend in requirements for high-quality and flexible office space as businesses have cemented hybrid working as the new norm. Realest has viewed new market data which suggests that 74% of hybrid workers in the UK would prefer to live within a 30-minute commute to their offices. The end of lockdowns and public health controls has seen a demand to return to urban locations and mass departures from city centres nationally has not been permanent. 

The company has seen great success in Southampton City Centre at 9 storey 80,000 sq ft 2 Charlotte Place which became fully occupied for the first time in its history. An extensive refurbishment programme was implemented by landlord, Kingsbridge Estates, working with Robert Haynes who project managed the works. This attracted a string of tenants with a flurry of new lettings. Steven Williams acted as joint agent with Vail Williams. 

They have also had demand for offices within the M27/M3 corridor where there is excellent connectivity. These include locations very close to motorway junctions such as Solent Business Park (J9, M27), Botleigh Grange Business Park (J7, M27) and at Eastleigh and Chandlers Ford (J5, M27 & J12/13 M3). 

Finally, on Solent Business Park, Forum 3 became fully occupied following a final letting to a major public sector occupier (34,132 sq ft). Steven Williams is acting on Forum for the landlord, KW Forum Ltd alongside joint agents Vail Williams.
