Colliers Reports on Scotland’s Industrial and Logistics Market

Detached modern industrial building

West Scotland: Take-up reached 1.4 million sq ft in Q1–Q3 2026, down 28% year-on-year, while supply stood at 5.8 million sq ft in Q3, up 12%, with a 4.9% vacancy rate. Prime rents range from £11.50 to £13.50 per sq ft, depending on unit size, while prime Glasgow land values stand at £400,000 per acre.

Iain Davidson, Director, Industrial Agency at Colliers UK
“Headline availability across West Scotland gives an incomplete picture of occupier choice. Several large buildings boost headline supply but have limitations in location or specification, while along the M8 corridor, vacancy remains below 3% for 30,000 sq ft+ units. Planned speculative development at Eurocentral Gateway and Orchard Park, Eurocentral, and Westway, Glasgow Airport will provide welcome new options, though unsatisfied requirements suggest supply may still fall short. For occupiers, an early search remains important. For developers and landlords, the opportunity lies in delivering the right building sizes and specifications where demand remains unmet.”

East Scotland: Take-up totalled 501,000 sq ft in Q1–Q3 2026, down 29% year-on-year. Supply increased 21% to 2.5 million sq ft, with a 4.6% vacancy rate. Prime rents range from £11.50 to £17.00 per sq ft, while prime Edinburgh land values stand at £600,000 per acre.

Lewis Pentland, Director, Industrial Agency at Colliers UK
“Availability across East Scotland has risen over the past year, but with a vacancy rate of just 4.6%, this increase stems from a relatively low base. This has been mainly evident from 2,500–10,000 sq ft, however, occupiers face limited choice at either side of this range. There are few options from 15,000 sq ft upwards, while SMEs have limited suitable options below 2,000 sq ft. Much of the available stock falls short of modern requirements for energy efficiency and operational performance. The increase in headline supply therefore offers less relief to businesses seeking suitable premises than the figures might suggest.”
