Across much of the commercial property sector, momentum has noticeably slowed in recent months. We had thought this was simply the annual summer holiday lull, but it seems to have persisted. Whether through higher borrowing costs, cautious investor sentiment, or broader economic uncertainty, transactions are taking longer to complete and occupiers are thinking more carefully before committing. There is a strong possibility also that occupiers are refraining from making large-scale commercial decisions pending the Autumn Budget; after which there may well be a period of ‘wound licking’ before activity levels pick up again.

In this environment, flexibility has become a key differentiator between deals being made and properties remaining vacant. Landlords are – and should be – increasingly open to shorter lease terms, stepped rents, or creative incentives to attract and retain the right tenants. Likewise, occupiers are reassessing their space requirements, seeking adaptable premises that allow them to respond quickly to changing trading conditions. A common example of this is more frequent tenant operable break options.

The market may have cooled, but we’re by no means in dire straits yet. Opportunities still exist for those prepared to adjust their expectations and adopt a pragmatic approach.
