
Bromwich Hardy setting the standard for commercial property in Warwickshire
Warwickshire’s leading commercial property agents Bromwich Hardy are enjoying a strong 2025, with a steady stream of new instructions and done deals necessitating the recruitment of a number of new staff.
And, as well as rapid growth on the agency side, the Coventry-based firm is also enjoying a significant increase in properties under management.
Deals completed on the agency side included an industrial unit in Exhall, Coventry, which was leased to the owners of a popular local restaurant for use as a prep kitchen.
The building on Grovelands Industrial Estate is just half a mile from the M6, has a generous yard and extends to around 7,190 sq ft of space.
A two storey office building in Allesley, Coventry was sold with vacant possession to a civil engineering company for £695,000, equating to a capital value of £159 per sq ft.
And more than 50 jobs will be created at a new hospital set to open in the West Midlands. Skyline Hospitals will shortly open its new facilities after conversion work on 27,179 sq ft of space at Ashford House, a former office block on the Walsgrave Triangle Business Park in Coventry.
The private hospital will need to hire around 55 full-time staff in addition to numerous part time staff to provide services six days a week. It will provide including outpatient services, minor surgery as day cases and selected major surgery with overnight stays for self-paying and insured patients, also delivering services for the NHS to help with long waiting lists.
New instructions coming on stream during the year included a local charity’s former headquarters at 44 High Street in Bedworth. White Lion Chambers is the former home of People in Action, a charity providing specialised care, advice and support for adults in the community. The 9,069 sq ft property has been empty since the charity moved, and the property is now on the market for £995,000 to purchase, or £84,000 per annum to rent.
A high-quality set of character offices on the canalside in a Midlands conservation area have come up for sale. The Locks at Hillmorton, near Rugby in Warwickshire, have a total of 4,834 sq ft of space and the property is on the market for offers above £850,000.
Management instructions won by the team led by Ewa Koperkiewicz, head of facilities management, in 2025 include several properties in Leamington Spa for a private investor, Denton Pension Trustees.
The properties include Units 1-3 St Mary’s Road, occupied by Tile Traders (Midlands) Ltd, and Units 6-7 St Mary’s Road, occupied by Table Art Ltd. Sue Ryder, Sustain Life Ltd, The Clarendon Centre and Chloe Hartley-Davies occupy the units at 50-54 Regent Street, and Robofoam Ltd is the tenant of Unit 1, Berrington Road.
Another prestigious appointment is the management of a Grade II listed medieval manor house near Warwick. Longbridge Manor, located just off the M40, is a 10,292 sq ft building which has been used as offices.
The property was built during the medieval period and altered during the post-medieval period. It has since gone further development with the main two storey portion of the south elevation constructed in the early 17th century. The rear wing, also two storeys, is the remaining part of the 16th century building with the south block being added around 1700.
And the Bromwich Hardy team continues to increase to match the growth of the firm.

In February, Ed Bunbury joined the company as a partner from John Arkwright & Co, a London-based firm of chartered surveyors, where he has served as associate director since 2016.
And Bromwich recruited Tom Lea as a senior surveyor in its agency team in July. He joined from Telford commercial agents Bulleys Bradbury where he was a surveyor.
Paul Troman joined Bromwich Hardy as financial controller as staff numbers increased from 13 to 20 in the past 12 months.
