  • According to a Savills report, office take-up across major UK cities hit record highs in late 2024, with demand outpacing the five-year average.
  • Meanwhile, Q1 2025 alone recorded 1.9 million sq ft of regional office take-up, according to Cushman & Wakefield, with availability tightening and vacancy rates dropping to 1%.

 

What’s Fueling the Comeback?

Hybrid Working, Not Remote-Only

A large proportion of firms now operate hybrid models, combining remote work with two to three in-office days. This has led to a demand for flexible, well-located regional office hubsrather than traditional long-term HQs in London.

Businesses are seeking smaller, flexible workspaces in cities with strong commuter links. A stronger emphasis on environmental sustainability, with tenants looking for modern, energy-efficient buildings that offer better amenities, natural light, and wellness features. EPC A and B-rated offices are seeing the highest take-up in cities like Manchester, Birmingham and Glasgow.

Better Connectivity

Improved transport networks, including city tram expansions and cycle infrastructure, are supporting the return to regional offices. Companies are choosing locations that minimise commute times and offer more local talent.

Leeds

High demand for office space both in and around Leeds city centre has continued in the first quarter of 2025.

Glasgow

Glasgow’s city-centre office take-up jumped 32% in 2024.

Edinburgh

Flexible office space is in high demand, particularly in the city centre and near universities. The city is also seeing expansion in the student housing and hotel sectors, as footfall and tourism rebound.
