The subjects comprise a large building of granite construction erected in 1937. The building is of art deco design by Alexander McRobbie of the City Architects department. The frontage of the building on Justice Mill Lane comprises a symmetrical art deco granite elevation over two storeys. The side and rear elevations are rendered, although the pool itself has a semi-circular vaulted concrete roof. Internally, at ground floor level the existing layout provides: - A reception booth, duty manager’s office, gymnasium (fitness studio), weights room, aerobics studio, changing facilities and 4 treatment rooms which lead to the pool viewing gallery. At mezzanine level the subjects comprise predominantly storage space and 2 small offices. At first floor level, the subjects comprise a health suite, including; Turkish baths, 2 saunas, 2 steam rooms, plunge pool, reception area, relaxation lounge, changing facilities and WC facilities, treatment rooms, several small stores and a training room. The rear section of the building containing the pool and changing rooms comprises an upper level viewing gallery with symmetrical staircases leading to lower levels. A former café area and WC facilities are provided at mid level. Changing areas are provided along the east and west elevations at lower level in addition to a club room, staff room, first aid room and numerous small stores. At lower level to the rear, there is a sizeable area for plant equipment and a laundry room. A workshop area and further storage is located underneath the front aspect of the building. The pool itself is 36.5 metres long and 12.8 metres wide comprising 6 lanes. The pool sides incorporate mosaic tiling, while the pool itself includes underwater lighting to the side walls. The original concrete diving boards are located to the south end of the pool and the raked timber seating remains in situ. The surrounding area is characterized by a mixture of uses. The area to the south of the subjects generally comprises residential flatted dwellings although immediately to the west is the Nuffield Health Club. Justice Mill Lane itself features a number of public houses and restaurants in addition to the former Satroshphere site which is currently being redeveloped to provide 125,000 sq ft Grade A office accommodation and a 185 bedroom Rezidor Park Inn Hotel. Other development in the vicinity includes the ongoing construction of a 119 bedroom hotel and restaurant directly adjacent to the subjects and the recent completion of the 40 bedroom Bauhaus Hotel and Restaurant on Langstane Place.
