The site comprises of approximately 12 hectares (30 acres) of green field land which is relatively flat with the exception of the north eastern area. The site is an extension of the Tolvaddon Energy Park, which was speculatively developed for 2,500 m2 of office campus completed by SWRDA in 2002.

Between 2007-2008 SWRDA acquired a further ten
hectares of land adjacent to the existing Tolvaddon Energy Park with the aim of increasing the supply of sites and premises for employment purposes, to meet existing demand from indigenous businesses for ‘grow on’ space, and to meet future demand in line with plans to transform the economy of the area. The masterplan divides the land into seven developable plots.
Full planning consent has been granted for the
development of Plot 2 (1.4 ha) providing 4,100 m2 of hybrid units (planning application ref: PA07/01271/FM).

Outline planning consent has been granted (subject
to the implementation of ongoing off site highways
works at Tolvaddon junction) for the development
of the another six plots providing around 17,625 m2 (190,000 ft2) of office / industrial floor space. Plot 9, which is included in the disposal, did not form part of the outline planning consent.
A grant application has been approved for the
earthworks and the implementation of the primary
infrastructure (road, drainage and utilities) required for servicing the development plots. Work is scheduled to commence in late Summer 2010. The construction of the extension to the existing access road will be completed in Summer 2011. Material excavated from the construction of the road will be utilised to form development platforms in the north eastern sector of the site. The new access road will link the local
distribution road to Trevenson Moor Road, at the east end of the site near the A30 underpass.
