DESCRIPTION
 
The subjects comprise three interconnecting traditional sandstone and slate buildings with a modern extension which form a self-contained terrace on the western side of Nineyard Street. 
 
Moffat House is a Category C-listed building dating back to 1850 and has a characterful history. It was originally an office of the Royal Bank, as evidenced by the presence of the strong room, but in its heyday the buildings were the headquarters for AT Mays Travel group housing 300 staff. More recently it was in use as an education facility for Kilmarnock College and Scottish Enterprise also occupied a large section as a Business Gateway office.  Many original features have been retained throughout such as corniced ceilings, stained glass windows, oak balustrade staircases and sash and case windows.
 
Constructed over ground and two upper levels, the property is currently laid out to provide mainly cellular and open plan office space. Approximately 1,000 sq ft of the ground floor at number 14 has been extensively refurbished and is available immediately for occupation.  There is a modern extension, circa 1985, which provides larger open plan floor plates.  On the ground floor of the building which links together numbers 10 and 14 there is a large commercial training kitchen which retains its ventilation system and extraction canopies.

Location

The town of Saltcoats is situated on the west coast of North Ayrshire and is part of the ‘Three Towns’ conurbation along with Ardrossan and Stevenston.  Between them there is a combined population of around 35,000 people with 11,300 of those in Saltcoats itself.
 
It is approximately 30 miles west of Glasgow, just off the A78, which will shortly benefit from the opening of the new Dalry Bypass designed to improve road connections with Glasgow and the wider Ayrshire area.  
 
Moffat House sits on the corner of Vineyard Street but fronts onto Nineyard Street enjoying the benefit of a prominent corner position at the southern approach to the town centre.  Within a short walk is the main retail area and the striking Town Hall on Countess Street.
 
The property is also within 50 yards of Saltcoats train station where there are regular and direct rail services to Glasgow Central taking around 40 minutes.  In addition, there is a bus stop near to Moffat House providing routes to nearby towns and further afield.
 
Prestwick International Airport is located approximately 15 miles south of the town centre.
