The original buildings at the subject project were
constructed by Foseco plc in the mid 1950s and they
have occupied part of the site ever since. Over the last
50 years the property has been developed to
provide a new headquarters office building, a new
distribution and office building and various other
warehouse and industrial units. The site extends to an
area of 41.61 acres (16.84 hectares) of which 34 acres
(13.76 hectares) have been developed over the last 50
years. This provides a current site cover of 26.56%.
Planning permission has been obtained, subject to a
Section 106 Agreement, for the part refurbishment
and part redevelopment of the site to provide a modern
business park for B1, B2 and B8 uses. Each industrial
unit has been constructed to a similar standard to include
the following features:

• Concrete floors
• A sliding or roller shutter loading door to each unit
• Fluorescent lighting
• Gas-fired hot air convector heaters
• 20% roof lighting or no roof lights
The tenant of each unit has undertaken various alterations
such as the installation of suspended
ceilings and Category ll lighting within the ancillary offices,
and heating, lighting
