Unit 2 Airways Distribution Centre, Wide Lane, Southampton , SO18 2RT

The unit comprises a semi-detached warehouse/industrial on a site overlooking the M27 motorway and Southampton International Airport.  Unit 1 is occupied by Specsavers .The unit is constructed with a traditional steel portal frame and clad with insulated profile metal sheet to the elevations and roof. The roof also benefits from approximately 20% roof lights.  The external elevations of the building are a mix of profile metal sheet and brickwork and the office pod is interspersed with powder coated double glazed windows. The main estate road, car park to the front of the building and the yard area to the side elevation are laid to block pavior. The site boundary to the motorway is protected via a wooden fence and to the rear boundary a wire mesh fence.  On the far south east boundary of the site, which goes into a pinch point, are two large sprinkler tanks and a sprinkler pump station which service the units.Access to the warehouse is from the yard on the south-east elevation by way of two 3.99 m wide x 5 m high electric loading doors. The unit also has two additional rear loading doors at the rear which used to access the Ford plant.The warehouse area is clear span with blockwork walls to approximately 2.5 m in height, high bay lighting, roof mounted sprinkler system, two roof mounted gas fired blow heaters. Access to the office block is from the south-west elevation via a personnel door which leads to the ground floor reception area, disabled, male and female WCs and staircase to the first floor.  The remainder of the ground floor area is a large open plan canteen and a small partitioned office.The first floor office area is part open plan/part glazed partitioning with suspended ceiling and recessed lighting, air conditioning, carpets, gas central heating, kitchen, tea point and WCs.
