Rental Offers - Rental offers over £6,500 per annum payable monthly in advance will be considered.
Lease Terms - The premises are offered on the basis that the tenant will accept the premises in their current condition and will be responsible for all maintenance and repair of the premises subject to a Condition Schedule.
The Council is flexible on lease periods and will consider any length of lease required from monthly upwards.
The rent will be payable monthly in advance with the first 2 months’ rent payable on entry. The rent will be reviewed every 3 years.
The Council will arrange the building insurance cover and recover the cost of the annual premium from the tenant. Other insurance cover must be provided by the tenant as applicable.
The tenant will be responsible for the payment of rates and all other services and outgoings arising from the use and occupation of the premises.
Fees - In accordance with the Council’s normal practice the tenant will be responsible for the Council’s reasonable legal fees in connection with any lease that proceeds as well as any Land and Buildings Transaction Tax, if applicable, and registration due.
Rateable Value - The premises have a current rateable value of £3,600 for the current financial year (2022/23). Please note that the rateable value is currently being reviewed for the next financial year 2023/24
Small Business Bonus Scheme - The Scottish Government announced the introduction of the Small Business Bonus Scheme which commenced on 1st April 2008. The scheme is intended to assist small businesses and it is possible that you may be eligible for up to 100% rates relief.

Asbestos Register - An Asbestos Register is available for inspection upon request.
Planning Use - The unit is considered suitable for Classes 5 (industrial) or 6 (storage) uses, subject to agreement of details. Other uses may be considered, subject to any statutory consents required.
