Building 1

The property comprises a substantial detached building which incorporates a large workshop together with a two storey office pod located at the front. The workshop is of a steel portal frame construction with the outer walls being of concrete block externally harled to approximately 2 metres in height, and thereafter are of a profile metal cladding incorporating translucent panels. The roof over is of a pitched design which has been clad in corrugated asbestos internally lined.

The office building is of two storey height and is of a steel frame construction with blockwork walls externally harled together with sections of profile metal sheeting. In addition, there are some sections of granite. The roof over the offices are of pitched design.

Access to the workshop is by way of a series of roller shutter doors located at the east, west and south elevations. Internally the flooring is of a solid concrete design with the walls being to the inside face of the blockwork and cladding whilst the ceiling also being to the inside face of the cladding. Within the workshop area are workshop offices, male and female toilets along with a locker room.

The office accommodation is at first floor level and is laid out to provide open plan and private offices. The flooring throughout is carpet with the walls being plasterboard. The ceilings are a mixture of a suspended acoustic design incorporating CAT 2 fitments and plasterboard.

Building 2

The subjects comprise a detached workshop unit of a steel portal frame design with the walls being of concrete blockwork externally harled to approximately 3 metre height, and thereafter clad in profile metal sheeting. The roof is pitched and finished in profile metal sheeting. A single storey extension has been constructed and is of a blockwork construction externally harled with a mono pitched roof over.

The unit is laid out to provide two workshop areas with ancillary staff accommodation. Access to the workshop is by 4 roller shutter doors located on the east elevation. The flooring is of concrete design with the walls and ceiling to the inside face of the dado walls and cladding. The single storey extension accommodates the staff welfare facilities which include a managers office, canteen, locker room and male and female toilets.
