The unit comprises 2 substantial interconnecting workshop units
together with a single storey office block.

The workshops are of a steel portal frame design with a mixture
of externally clad roughcast/rendered blockwork and profile
metal sheeting. The roofs are insulated composite panels
incorporating translucent panels with the eaves height being
6.7M and 7.2M.

Access to the workshops are via electric roller shutter doors and
are interconnected by a wide doorway. Artificial lighting is
provided by a mixture of LED and high bay sodium light fittings
with heating provided by ceiling mounted Ambirad heaters.
Warehouse 1 has 2 cranes with a 6.3T and 10T capacity and in
Warehouse 2 5T.

Within the larger workshop, a number of workshop offices can
be found along with W.Cs, shower room and locker/changing
area.

The offices are located within a mezzanine floor within the main
span of the workshop with frontage to the west elevation while
the larger section of office is housed within a single storey block
and rendered/harled externally with a flat covered roof over.
The main access is up a number of metal/concrete steps from
the car park to the mezzanine floor into a reception.

The main ground floor offices have solid concrete floors
throughout overlaid in carpet with painted plasterboard walls
and suspended ceiling incorporating LED lighting and ventilation
ducting. Natural lighting is provided by aluminium double
glazed windows and heating by means of a number of electric
panel heaters each with their own timing controls.

The space is split to provide substantial open plan offices
together with a number of cellular offices with glazed
partitioning. Male and female W.Cs together with a tea
preparation area, meeting rooms and canteen are also provided.

A number of steel and concrete stairs give access to the
mezzanine accommodation which is split to provide a larger
modern reception, boardroom, training room and a number of cellular offices.
