Location

The property is located in North Berwick within East Lothian on the east coast of Scotland. North Berwick is located approximately 40km (25 miles) east of Edinburgh. The town has a resident population of approximately 6,500 persons. Specifically, the property is strategically situated on the A198 at the junction of Tantallon Road and Dunbar Road to the south east of town. The site is accessed from Tantallon Road although there is a rear entrance from Heugh Road which runs up the western side of the premises.

Accommodation

The former 'Ben Sayers' building was constructed in 1962. The building is of light stell portal frame construction. The external walls are largely brick built with part harling and profiled cladding above. The roof is split into seven sections/bays with a profiled asbestos cladding covering. Inset to the roof design is a series of full length glazed units providing natural light to the interior of the unit. The property also has a timber framed glass frontage to Tantallon Road. Internally, the property has been sub-divided to provide office accommodatiob to the front elevation with warehousing beyond. There is further internal partitioning within the main warehouse to create a canteen, WC's, stores and further offices. The unit has a screeded concrete floor throughout with varying floor finishings. Lighting provided by flourescent strip fitments and heating is by way of a combination of wall mounted central heating radiators and, within the main warehouse, hot air blowers. To the west elevation is a small tarmac car park providing vehicular access to the warehouse. There is also a common access to the rear to what is understood to be a shared yard to the east elevation with the adjoining occupier.
