Tichborne Arms, Tichborne, Alresford, SO24 0NA
3,820 Sq Ft / Leisure / Pubs/Bars/Clubs

Picturesque Thatched Village Pub to Let.
Approximately 3,820 Sq Ft (304.7 Sq M)
There has been a pub on the site of the Tichborne Arms since 1423 and the property forms part of the wider Tichborne Estate. The current building dates from 1939, the previous building having been destroyed by fire. The pub itself is a pretty thatched property with two main bars and a relatively modern kitchen. It has a large and sheltered beer garden to the rear which backs onto water meadows with an area having recently been turned over to a large vegetable plot. There is a good sized car park adjacent to the pub and recently renovated WC facilities. On the first floor there is a two bedroom flat with kitchen, bathroom and sitting room which has generally been used as accommodation for the pub Tenant.
The pub has been popular in recent times with both locals and those walking and cycling on the extensive network of footpaths and bridleways in the area. It has also catered for the local shoot as well as hosting beer festivals.
It is considered that there is potential to widen the appeal of the pub by attracting a broader range of customers.
The Tichborne Arms sits in the heart of the historic and picturesque village of Tichborne, approximately 2 miles south of Alresford. The city of Winchester lies 7 miles to the west. The area is known for its unspoilt countryside and unique landscape with the River Itchen, an ecologically important chalk stream, running through the village. There are numerous public rights of way throughout the area providing access to the countryside and linking with the South Downs Way, which attract both walkers and cyclists.
