The subjects comprise a kiosk and public toilet pavilion with pitched roof over. The kiosk currently comprises a serving counter, store area and kitchen with a window frontage with security shutter over. The kiosk is accessed via a timber door which is protected by a steel gate.
Location
Monifieth, with a population of approximately 8,000 persons (Source:Angus Council), forms a pleasant coastal dormitory town with some 40% of its working population commuting to nearby Dundee, which is approximately 10 kilometres (6 miles) west of the town. Main communication links are provided by the A92 Trunk Road, linking Dundee and Arbroath. Monifieth Seafront has been extensively redeveloped over recent years and now provides a range of leisure activities including tennis courts, bowling green, childrens adventure playpark, putting greens, skateboard park and toddlers play area.
Accommodation
The kiosk extends to approximately 13.69 Sq.M (147 Sq.Ft) calculated on a gross internal area basis in accordance with the RICS Code of Measuring Practice (Sixth Edition).
Terms
The council are prepared to enter into a flexible term lease however the applicant will be responsible for the following:-
• Obtaining any necessary planning consent.
• Complying with all relevant legislation
• All local authority rates (requires to be assessed for this purpose)
FACILITIES
Angus council are proposing kiosk facilities to be provided at the following times:-
Open Easter Weekend.
Weekends from end of April to beginning of October.
Open daily for the month of July and first 2 weeks in August.
The hours of operation will normally be from 11am to XXXm but it is anticipated that the facility could be open all year round.
The above is the minimum expected. The successful applicant will be permitted to open the Kiosk at other times subject to agreement. The successful applicant will be responsible for open/closing of the adjacent public toilet facilities and will report any necessary repairs to the council. (Full details to be confirmed).
