Location
The subjects occupy a prominent corner location on the north side of Old
Dumbarton Road at its junction with Yorkhill Street within the Yorkhill area of
Glasgow.
The surrounding area is mixed commercial and residential in character with
nearby commercial occupiers including a variety of local independent traders
whilst competing public house/restaurant concerns include the Grumpy Goat
and Dukes Bar, both on Old Dumbarton Road whilst the Pelican Café and
BrewDog are located close by on Argyle Street.
In addition, the main entrance to the Royal Hospital for Sick Children lies
immediately adjacent to the subjects however plans are in place to re-locate
the Royal Hospital to the new Southern General Hospital site in Govan. The
future redevelopment plans of the Yorkhill site have not been confirmed,
however new student housing is being widely reported as the most likely.
Kelvingrove Art Gallery and the Western Infirmary are all within close proximity
whilst the former Museum of Transport and Kelvin Hall is subject to exciting
new proposals which will see it transformed into a publically accessible
collections facility for Glasgow Museums and The Hunterian. Its international
athletics track and leisure facilities are due to close with the opening of the
Commonwealth Arena and Sir Chris Hoy Velodrome, however, under the
plans, a state of- the-art Glasgow Club facility would be included as part of
the refurbishment.
As well as providing a variety of local and national “daytime” retail/commercial
trade, the surrounding area (particularly Argyle Street) has grown exponentially
in popularity as an evening entertainment circuit. In addition to the subjects,
other well-known restaurants/ bars in the general surrounds include Mother
India’s Café, The Finnieston, Crabshakk, Ben Nevis and the Kelvingrove Café,
to name only a few.
Accommodation
The subjects comprise traditional former public house premises which occupy
part of the ground and basement floors within a 4-storey corner tenement
building. The upper floors of the building are in flatted residential usage.
The frontage to Old Dumbarton Road and return frontage to Yorkhill Street have
painted sandstone elevations and window openings. Entrance to the public
bar is from a small vestibule which is protected externally by a metal roller
security shutter.
Internally, the accommodation is arranged to provide a public bar, kitchen,
store and both male and female patrons’ toilet facilities.
Beer cellar accommodation is at basement level.
