Located in the town centre the Cafe attracts passing trade and community centre user and can offer a wide variety of hot and cold meals and beverages.

Terms
Lease Terms - The cafes are offered for lease on the basis of the following terms:-
Lease period – Expected to be between one and five years, although longer periods could be considered.
Condition - The tenant will accept the premises in their current condition and will maintain them in that condition.
Repairs – The tenant is to be responsible for all internal repairs and maintenance. A schedule of condition will be prepared prior to entry to document the condition of the property at entry and the tenant will be required to keep the property in good condition. The tenant would also be responsible for all electrical and plumbing fixtures and fittings at the point from which they leave the wall and enter the leased area. They would also be liable for replacement of inventory items if required.
Inventory – An inventory of equipment, furniture etc. will be provided and the tenant would be responsible for its maintenance, repair and replacement.
Services – the Council will provide the Services set out on the Services Schedule including buildings insurance and utilities. The rent will include an element for the provision of these services. The costs of the services being provided by the Council as set out in the Services Schedule are to be met by the tenant. These are estimated for Forres House Cafe at £3,200 per annum and for Elgin Library Cafe at £3,350 per annum. These estimates are based on maximum operating hours, but will be assessed based on the tenant’s particular proposals.
Rent – Offers will be invited.
Rent Reviews – the rent will be reviewed every 3 years.
Non Domestic Rates – the tenant would be responsible for all non domestic rates.
The Rateable Value for the Elgin Library Café is £5,600 and for the Forres House Café is £4,900.

Fees - The tenant would be responsible for the Council’s reasonable legal fees in connection with the transaction.

Elgin Library is rated ‘F’ and Forres Community Centre is rated ‘G’
