Fauldhouse Partnership Centre (FPC) was constructed in 2010 and is in the centre of the village on Lanrigg Road. The property is the community hub for services including library, community centre, Council Information Services, there is also a chemist, dentist and doctors surgeries in the building.
Strathbrock Partnership Centre (SPC) is approximately 12 years old and is the community hub for services including Community Centre, Council Information Services, there is also a chemist and doctors surgeries in the building. The Monthly footfall for the building is approximately 17,000 with potential for growth

Terms
CONDITIONS OF LET
- The lease term will be fixed for a period of 3 years (from the date of entry).
- The lease is a legally binding contract between the tenant and the West Lothian Council and signing it will have legal consequences for both parties. We therefore any prospective tenant to seek independent legal advice on the terms of the lease before signing it.
- The rent shall be payable monthly in advance by direct debit.
- Three months rent deposit will be required, payable at the commencement of the lease.
- The tenant shall be responsible for all internal repairs and maintenance of the leased premises and will be liable for a share of the cost of repairs to and maintenance of the common parts of the building of which they form part.
- The Council will insure the building and all kitchen equipment for the normal range of risks for reinstatement and will recover the appropriate annual premium from the tenant.
- Offers should also submit with any offer, a copy of the following: -

- Employers, Public and Occupier Liability Insurances

- Details of the proposed uniform
- The tenant will be responsible for obtaining any statutory consents and for complying with any regulations relative to the proposed use of the premises.
- Employment – The café operator will be required to provide a minimum of two placements during each six month period for persons with special needs. These persons will be identified by the council through the Job Fund Scheme
- Cleaning – The Café operator will have responsibility for the leased areas. West Lothian Council will be responsible for the common areas.
- Utility Bills – Payment of these will be the responsibility of the operator. However where there is no metered supply to the leased area, calculations will be carried out to determine café usage and operator will be invoiced accordingly by West Lothian Council.
- Opening Hours – The following are the minimum trading hours and the operator is encouraged to extend these in line or close to those of the building: -
SPC Monday - Friday 8:10 to 16:20, and Saturday 8:40 to 12:20
FPC Monday - Friday will be 9am - XXXm.
- Exclusivity – The café operator will have sole access to the designated leased kitchen and seating area and outlined in the plan. On occasions, local community groups may hold events, these groups will be encouraged to give café operator first refusal to provide their catering requirements, however the groups have the right to make their own arrangements.
- Licensing – The premises will not be licensed.
- Health & Safety – The café operator will submit Health & Safety Policies and certification to the Council for their approval.
- Uniforms – All staff must wear clean uniforms as provided by café operator
- Waste Disposal – will be the responsibility of café operator in coordination with the Manager of the appropriate Partnership Centre.
- Rateable Value – Payment of non-domestic rates will be the responsibility of the tenant. However rates relief may apply to the property. For further information please refer to www.westlothian.com/businessrates
- Fair Trade – The council will require that the successful operator to supply a range of Fair Trade produce for sale including tea and coffee.
- Quality – The successful supplier will provide the highest quality of food and service from the café to our customers
- Menu Pricing – will be competitive and benchmarked against similar type operations in the locality
- Adding value – the café operator will be customer focused at all times and add considerable value to the visitor experience to the facility and become a key partner in delivering a successful Partnership Centre at the heart of the local community.
