3.9 acres / Leisure / General Leisure
Withdrawn - Last updated: 10 November 2023
The property comprises a former holiday park, now closed. A Lawful Development Certificate was granted in 2021 for the existing use of the land as a caravan site without restrictions.
The Company estimates that the site can accommodate 47 residential pitches.
Location Highlights
The property occupies a coastal location above the small cliffs that back onto Helwell Bay beach which is mostly rocks with some sand. The beach is approached via a set of steps cut into the cliff face close to a public car park near the property's entrance. The rear boundary adjoins the west Somerset Heritage Railway which is a railway line of around 20 miles between Bishops Lydeard and Minehead. The Park is accessed via a single track lane shared with Watchet Football Club and the beach car park. The lane's junction with Doniford Road is approximately 150 metres from the Park's entrance with Watchet town centre around a quarter of a mile to the west.
Watchet (population 3,785) is situated at Washford Rivers confluence with Bridgewater Bay on the Bristol Channel with views across to south Wales. The town grew as a port exporting local raw materials including iron ore and wool which led to the construction of a harbour in 1708. This encouraged the arrival of two railway lines and the establishment of paper mills. By 2015 the railways had closed with one taken over by a Heritage Railway. The harbour had been converted into a marina and the town's economy is now based on tourism and as a service centre for it's mainly rural hinterland.
The town is situated approximately 2 miles north of the A39, the main road serving Somerset and Cornwall's north coast. Minehead is 8 miles to the west, Bridgewater and the M5 motorway 15 miles to the east and Taunton 16 miles to the southeast. Watchet lies between the Quantock Hills Area of Outstanding Natural Beauty (approximately 3 miles to the east) and the Exmoor National Park (approximately 4 miles to the west).
