The subjects comprise an original stone built two-storey end terrace property surmounted by both slated and flat roof sections. The subjects have been extended to the rear by means of brick/block and rendered externally. There are two doors fronting South loan at ground level one being the main entrance door to the bar and lounge/restaurant and the other an additional exit/loading door. To the side there is an entrance door to the bar which links well with a surfaced and enclosed ground level beer garden/smoking area and a short flight of steps leads to a further sizeable beer garden which also provides access to the residential accommodation. There is also a rear kitchen door facing the sunken storeroom. At the northern end of the site fronting Viewforth Place, there is a single storey stone and brick building with monopitched and tiled roof, which has been in long term use as storage but is in part conversion as a games room to be in use with the public bar and side beer garden area. Internally, the licensed premises enjoy a good working layout with back to back serveries with a very attractive internal fit out which includes two open fireplaces which prove very popular particularly in the winter months. The owner’s accommodation offers spacious and quality private living accommodation of a desirable standard. This accommodation is made up of a split level hallway, living/dining room that is open plan to the kitchen/breakfast room, lounge, 4 bedrooms, study/office area, bathroom and separate shower room. Elements of the living accommodation have recently been upgraded.
Location
The West End Bar and Gantry Restaurant lies on a prominent site at the junction of Viewforth Place and South Loan. This is a very central and extremely prominent location, visible to all passing traffic through the town in both directions and also very accessible to the largest grouping of local population in the town. Pittenweem is one of Fife’s best known East Neuk fishing communities, being located in the A917 coastal route, which is a busy tourist link through these communities and on to the much renowned town of St Andrews, which is in fairly close proximity to the North of Pittenweem. There is a local harbour, from which busy commercial fishing operations are still undertaken and the town has a population of some 1700; the nearby and immediate surrounding area features similar size towns such as Anstruther, St Monans and Elie, providing a good and larger catchment population.
