The Standing Stones hotel is a detached traditional hotel which was originally build in 1896. The hotel has been modernised and extended over the years with the latest refurbishment taking place in 2019/2020. The hotel currently has 17 en-suite letting rooms over first and second floor, however has planning permission for a further 20 bedrooms and large function room.

At ground floor there is a reception with office, large bar/restaurant which can accommodate 100 + covers, lounge, commercial kitchen, prep area and function room which can accommodate up to 250 people.

In addition, the hotels has a laundry, two cellars, dry store, large walk in chill, two garages, field sports store, drying room, kennel and hanging room.

The hotels is serviced by mains water, electricity and drainage along with LPG for cooking and three biomass boilers for heating and water.

Location

The Standing Stones is located within the village of Stenness, Orkney. Stenness, albeit a small hamlet, it is world renowned for several notable prehistoric monuments making it a very popular destination for tourists throughout the year.

Orkney is a group of islands situated six miles from the north east tip of the Scottish mainland. The largest of the Orkney islands is referred to as the mainland which has good ferry and air connections to the British mainland.

The Standing Stones forms a good base for touring the various historical sites the islands are famous for. These include the Heart of Neolithic Orkney, a New World Heritage Site comprising the Ring of Brodgar, Skara Brae, the Stones of Stenness and Maeshowe. All of which are within easy reach of the Hotel.

Accommodation

Ground Floor: Entrance vestibule, reception with small reception office, large restaurant/bar, customer toilets, fully fitted commercial kitchen, prep area, function room.

First Floor: 11 en-suite letting bedrooms comprising four twin rooms, four single rooms, two double rooms and one family room.

Second Floor: three double rooms, two family rooms and one twin room.

External: There are a variety of outbuildings on site. Sizeable grounds and car parking

THE BUSINESS: The Standing Stones offers an easily managed popular and busy hotel which provides good levels of year round trade, and the possibility to improve this by offering food to non-residents as well as the construction of the further 20 bedrooms.

The Standing Stones operates 52 weeks a year and is popular with tourists during the summer months.

Planning permission was granted in June 2020 for a 20-bedroom extension which will all the hotel to accommodate large coach tours and has the potential to increase the turnover of the business. In addition to the 20 bedrooms the plans include the formation of a 300 person function room.

FUNDING: The property is owned and operated by Standing Stones Hotel Ltd. It may be possible to transfer the existing finance arrangements to the new owner subject to the required approvals.
