Llandudno Junction lies on the North Wales coast approximately 17 miles east of Bangor and conveniently positioned between the popular coastal resort of Llandudno and the historic walled town of Conwy and on the edge of the Snowdonia National Park. The town benefits from excellent communication links being immediately to the north of the A55 Expressway offering easy access to nearby Bangor and Holyhead to the west as well as Manchester and Chester to the east. Llandudno Junction railway station provides regional rail links to destinations including Crewe and from there the national rail network. Additonally regular bus routes serve the area.
Marl Lane runs east from the A470 (The Royal Welsh Way) to the north of the town with the property being accessed via a private driveway running north from Marl Lane adjacent to Marl Woods.
