Refurbished Village Bar & Restaurant, Wildside, Victoria Road, Ladybank, KY15 7LJ

not specified / Leisure / Pubs/Bars/Clubs

Sold - Last updated: 14 July 2020

The business occupies a detached two storey property which has been added to in recent years with extensions to the side and rear. The property lies under a pitched and slated roof with a flat roof extension to the rear.

THE BUSINESS - The business has been in our clients hands since 2005 and our clients have placed the business on the market in order to contemplate their retirement. Notwithstanding this, our clients have recently invested heavily into the business, transforming the public areas as well as re-branding the business as Wildside at Ladybank Tavern in order to offer a fresh and contemporary pub to regulars, villagers as well as more transient custom. The re-branding of the business as well as the re-focus of the menu has allowed our clients to offer new incumbents a solid template in which the business could be built on for years to come. The business offers an excellent mix of bar sales, food sales and functions as well as acting as a great community hub for Ladybank and the surrounding rural areas. The business is run by a family with the assistance of part-time members of staff. It is envisaged the business would be attractive to those interested in food in order to help capitalise on the already busy public bar. The business is open 7 days a week trading from 11.45am to XXXm and XXXm to XXXm most week days and offering all day service at the weekend.

Location

The village of Ladybank is situated in the heart of Fife, enjoying a semi-rural location close to the larger towns of Cupar, Glenrothes and Kirkcaldy. Ladybank is situated just off the A92, the main single carriageway motor route which intersects the heart of Fife leading from Dunfermline in the south to Dundee in the north. Both St. Andrews and Dundee can be accessed within a 20 minute drive with Edinburgh being less than an hours drive to the south.

Wildside bar and restaurant is the only licensed business in the village of Ladybank occupying a strategically important trading location close to the village railway station.

Ladybank Station is situated on the east coast main line making Aberdeen and Inverness as well as central London an easy commute for villagers. The village offers excellent amenities including health centre and primary school.

This area of Fife is also renowned for its high quality golf courses in the nearby vicinity including the fabulous courses at the home of golf in nearby St. Andrews.

Accommodation

INTERNAL DETAILS - Main entry is via an entrance vestibule leading into a well appointed and recently refurbished public bar and lounge area before opening up into a more secluded restaurant area with its own separate entrance and open fire. Our clients have invested heavily recently into the refurbishment of the public bar and lounge to create a welcoming environment complete with feature wood burner stove. This open plan bar area lends itself well for many activities which happen during the year in the business. Many local organisations use the business to hold regular meetings and fundraising activities, it is also popular for live music on a monthly basis as well as a traditional ceilidh on New Years Day. The bar area makes way to a well presented restaurant area which has again been recently upgraded by our clients. The restaurant marries a mixtures of modern decorative touches with traditional design to offer a pleasing restaurant area with open fire. The restaurant has timber flooring as well as fixed wall seating around dark timber tables and captains style chairs. The restaurant can comfortably cater for 24 covers. One of the added advantages of the business is the sizeable function space which is located to the rear of the bar and lounge. This area is used for a variety of different uses. The function room retains a well stocked independent bar and can cater for around 80 persons for a party and approximately 60 covers for a sit-down meal. As well as having its own bar, the function room has a wooden sprung dancefloor as well as independent access to the smoking area at the rear of the business.

OWNERS ACCOMMODATION - To accompany the business there is a separate owners’ flat which is accessed via an independent external staircase to the side of the property leading to a large family sized flat. Accommodation comprises four bedrooms, livingroom, kitchen, bathroom as well as additional storage space.
