The Kirkconnel Hall Hotel is sited some 10 miles north of Gretna Green, in a very visible and prominent position near to Junction 19 of the M74. The village of Ecclefechan has some very notable past residents including Thomas Carlyle and Archibald Arnott (Napoleon's Doctor at St Helena), who once owned Kirkconnel Hall.
This stunning Country House Hotel lies in approximate 3.2 acres of its own grounds and dates back to the early 15th C. The main building is constructed in red sandstone with accommodation over three principal floors under a pitched slate covered roof.
The business is that of a traditional Country House Hotel run by a husband and wife team. They currently trade the business to suit their own requirements and therefore there is significant scope for a younger more enthusiastic owner, perhaps chef to trade, to develop and very successful business from the property.

TRADE
The business operates as a traditional country house hotel which is run under the direct supervision of the owners. The letting rooms are well advertised on online booking sites although, apart from the hotel’s own business website, very little advertising is undertaken.
The rooms are let from £45 (single occupancy) to £75 for a double or suite. In addition, there are four caravan berths to the rear of the hotel. These berths are offered at £15 per night. The stunning restaurant area offers a wide range of appetising options from a reasonably priced menu. At the moment the current owners only service bookings on an adhoc basis therefore this is an element of the business which could be developed by the new owners.
STAFF We understand that there are 5 part time staff. All staff members are considered as casual labour and employed as needed for functions and larger events.
LICENCE The premises benefit from a Premises Licence under the Licensing (Scotland) Act 2005.
SERVICES Mains water (metered) and 3 phase electricity are connected to the building. The hotel has its own water treatment plant. There is a gas tank at the rear of the building
