Location Highlights



The property is located approximately 1�XXX miles equidistant of the villages of East Bergholt to the northwest and Cattawade to the south. The latter is located on the A137 close to its bridging point over the River Stour to Manningtree on its southern bank. The park is accessed from Mill Road (B1070) via Straight Lane which leads onto East End Road. The surrounding area is predominantly rural.

East Bergholt lies on the north western fringe of the Dedham Vale and is one of the largest villages in the Stour Valley. The village lies approximately half a mile south of the A12 providing dual carriageway access to Ipswich 8 miles to the north and Colchester 10 miles to the south. From Colchester, Junction 28 of the M25 is approximately 40 miles distant to the southwest via the A12. The area is promoted as 'Constable Country' and lies on the Suffolk/Essex border.

Ipswich (population 128,000) is the county town of Suffolk located on the estuary of the River Orwell. It is a busy commercial and administrative centre serving the surrounding area which is mainly given over to agriculture. The town has the benefit of good transport links lying close to the A14 and A12 and is on the Great Eastern Main Line from London to Norwich. London is approximately 70 miles to the southwest.
