Location
The subjects are situated on a prominent corner location at the junction of Faifley Road and Milldam Road within the Faifley district which is a densely populated residential area lying approximately 2 miles north of Clydebank. The property is a short distance to the north of the Hardgate Roundabout/Glasgow Road where local shopping facilities and amenities are located. The subjects comprise The Doublet public house which is a single storey detached building with a rear extension which has a gross external area/footprint of 622 sq.m (6,695 sq.ft) approximately. There is a substantial adjacent tarmacadam service yard and parking facilities plus a small rear beer garden. The building sits within a site, a large part of which is undeveloped, extends to approximately 0.55 ha (1.36 acres) as shown outlined in red on the attached Ordnance Survey extract. The site slopes generally downwards from north to south and the undeveloped sections comprise a combination of grassland and some areas of vegetation and trees. Adjacent to the east of the public house is a dental surgery, however, the site is mainly surrounded by neighbouring housing.
PLANNING
The site was the subject of a Planning Application to West Dunbartonshire Council in October 2013 (Ref No.: DC13/244). Details of this previous scheme proposal, which was for the demolition of the public house and erection of 18 houses, can be viewed on the Council’s Planning Portal.
The Council were minded to grant the consent subject to a Section 69 Agreement in respect of a contribution towards public open space and amenity. This was not formalised but a copy of the previous draft document can be provided on request.
