The market town of Burton-on-Trent lies 11 miles south west of Derby and 28 miles north east of Birmingham and has a population of about 73,000. It is situated just to the south of the A38, which is accessed via the A444 and A511 and provides direct access to Birmingham and Derby as well as linking with the M1 motorway at junction 22 about 17 miles south west of the town centre. Burton-on-Trent railway station provides regional and national rail services and numerous bus routes serve the town.
High Street runs north from its junction with Lichfield Street and New Street in the town centre. The property lies on its east side to the north of the junction with Andressey Passage in an established retailing area.
