The Salutation Bar & Sally Coffee Lounge, 28 Shore Street, Anstruther, KY10 3AQ

not specified / Leisure / Restaurants / Cafes

Sold - Last updated: 01 August 2018

The building is an interesting mid-terraced structure, the original section being over three storeys and mostly of stone construction, with traditional pantiled roof. An adjacent ground floor shop to the East was purchased many years ago and brought into additional licensed use (Sally Licensed Coffee Lounge). This ground floor area is part of a separate, adjacent and similar mid-terraced tenement style building. The 1990s saw significant redevelopment and extension to the premises, with a two storey rear projection being added in modern brick/block and tiled construction. This extension reached out into part of the higher lying and well enclosed rear garden area which relates to the property. There are two separate front pavement entrance doors to the public house, together with rear exit doors to the garden, and the flat enjoys a dedicated entrance door from pavement level also, then private internal stairway leading to first floor, supplemented also by rear access doors to the garden. The building is very well presented, being brightly painted externally and generally well tended. The same is true of the interior, where careful and tasteful modernisation has been effected over a number of years and maintenance/presentation and decoration kept up to a very good standard throughout. The public bar and lounge bar are located back-to-back, for ease of staffing, and the rear kitchen connects to the mid point between these serveries, whilst also readily accessing the sizeable rear games area which sits on a slightly higher, split level to the rear of the public bar area. There are the usual toilets and ancillary accommodation. The flatted dwelling is a particular and very strong feature of this property, being very tastefully laid out, fitted and decorated, and enjoying superb Southerly views out over the harbour and to the Forth from the numerous first and second floor windows to the frontage. The flat also enjoys a very peaceful rear outlook and ready access to the sizeable private garden area. The commanding position and excellent range of facilities, complemented by first class living accommodation, albeit a little larger than one would normally associate with private accommodation over a public house, make the Salutation Bar a very desirable and good long term prospect. Located to the rear of the premises is a reasonably sized, enclosed garden which would make an ideal beer garden and potentially good quality facility for smoking customers.

Location

Anstruther is located on the Northern shores of the Firth of Forth, central to the wider East Neuk community, and is one of the largest and best known towns in the area, having a population of approximately 3,500. The town is well served by road transport links, enjoying good immediate catchment population from other nearby East Neuk towns and also being within 10 miles of St Andrews, which lies to the North, and some 15 miles from Cupar and Leven, to the Northwest and West respectively. Central Fife’s larger settlements of Glenrothes and Kirkcaldy, plus the major city of Dundee, lie within a radius of some 25 miles, these being located to the West and North respectively. The Salutation sits in the mid point of the shore, South facing and overlooking the main harbour area, and beyond to the Firth of Forth. The property, and in particular the flat enjoy magnificent views. There is busy and varied commercial activity surrounding Shore Street, which is the main commercial thoroughfare, and there is also well populated housing, plus a number of competing licensed establishments, all feeding off a good local customer base but one which is substantially enhanced, generally from Spring to Autumn, by major amounts of tourists and visitors to the town and the East Neuk in general. Street parking is possible and there is also fairly sizeable areas of public car parking opposite and nearby to the East.

THE BUSINESS
The Salutation Bar has been in the same family ownership for around 50 years and has always been considered one of
Anstruther’s best and most popular public houses. The previous owner had the business for circa 46 years therefore this is a rare, possibly unique, opportunity to take over the operation of this well established business. Income is generated from a mix of wet and food sales. Approximately six years ago the Sally Coffee Lounge was introduced to attract daytime trade with apparent growing
popularity and success. Tea/coffee and home made scones and cakes are available in the morning with meals and snacks
offered from lunchtime until 8 pm. The business is well supported locally and benefits from the significant volume of visitors to the area. Our client operates the business hands on with assistance from part time staff. In recent times, the operating hours and
business practices have become more tailored to suit our client. Through choice the pub closes at 11 pm although it is licensed until 1 am. Accounts will be provided to interested parties after viewing and confirmation of interest.
TRADE INVENTORY
The asking price includes the trade inventory which, we are advised, is owned outright and is not subject to any lease purchase, hire contract or similar finance arrangement.
PRICE
Offers in the region of £475,000 are sought for the property, goodwill, fixtures and fittings, with stock available over and above at valuation.
