The property comprises an open area of land in part immediately to the north of Brunswick Drive, also including an area of woodland with a site area of approximately 1.25 hectares (3.10 acres). There is full access to the land at the end of Brunswick Drive, a small estate of 16 detached houses built around 1980.
Treatment Plant – Current income £5,400 per annum
The treatment plant was built around 1978 as an essential part of the estate development of 16 houses at Brunswick Drive. Cowshot Manor was also connected to the drainage system at that time, and the plant has been retained by the Seller.
The Seller controls the level and amount of maintenance & servicing to the private treatment plant, which is currently producing £450 per month (£5,400 p.a.), based on the current monthly maintenance programme.
The homeowners at Brunswick Drive are legally bound to pay and indemnify the Seller for 1/16 share (1/17th share including Cowshot Manor where no legal agreement exists) for all costs and expenses in respect of the maintenance to the private treatment plant including waste tankering service, water and electricity costs, subsistence fees for the Environmental Permit (CTCR.1553) together with any other costs in respect of the repair maintenance and renewal or replacement of the private treatment plant serving the drainage system or any part or parts therof.
At the present time, the monthly charge to each Homeowner is approximately £50.00 per month and future cost increases to the Homeowners are inevitable.
The Seller covenants to keep in good repair and working order the said private treatment plant which it has done since 1978 and to comply with the Environment Agency discharge consent.
The treatment plant is currently compliant and meets with the Environment Agency’s required discharge consent.
A copy of the latest Invoice is included in the legal documentation as well as a specimen copy of the Transfer document to the Homeowner.
