Planning
The site sits within the Northern Quadrant of the East Leeds Extension (ELE), a new sustainable urban extension for East Leeds, which is allocated for housing within both the Core Strategy and Site Allocations Plan which form part of Leeds City Council’s Statutory Development Plan.
As a whole the ELE will deliver up to 5,000 new homes and supporting infrastructure on allocated land by 2033.
In 2012 a consortium of landowners submitted a hybrid planning application (12/02571/OT) for the ELE, Northern Quadrant. This included outline proposals for 2,000 houses, land for a primary school, local centre and community/health buildings. This application has been approved and the scheme established a number of key principles for the ELE which are also embedded in a
Supplementary Planning Document (SPD) for the ELE.

Pre-Planning Sewage and Drainage Enquiry
Since the previous marketing campaign, a pre-planning application sewage and drainage enquiry has been provided by Yorkshire Water.
The response details foul and surface water drainage considerations for the site. A complimentary extract from the Statutory Sewer Map which indicates the recorded position of the public sewers is also provided.
Location
The site is located directly to the south of the new East Leeds Orbital Road (ELOR) and to the north of Skeltons Lane, approximately five miles north east of Leeds City Centre.
The property is very well connected with the A58, approximately 1 mile to the west, providing direct access to the city centre as well as the ELOR (A6120) providing access to the M1 to the south and the A1(M) to the east via the A64.
The site is located within the Cross Gates and Whinmoor Ward of East Leeds which is designated as a priority area for regeneration in the Leeds City Council adopted Core Strategy. The wider East Leeds area covers 233 ha and has potential to deliver thousands of new homes, retirement living, job opportunities and new community facilities.
