The site is located on the edge of the urban area of Winmoor
some 7.2 km (4.5 miles) north east of Leeds city centre. The
site is located on Skeltons lane which links to Leeds and York
via the A64 and to Wetherby via Coal Road and the A58.
Leeds provides excellent rail links to London (2 hours 15
minutes) Manchester (55 minutes) York (25 minutes) and
Edinburgh (3 hours). Leeds/ Bradford Airport is located
approximately 13 miles to the west of the site.
Junction 46 of the M1 is located approximately 5 km (3.1
miles) from the subject development and this motorway in
turn links to the wider road network of the M62 and A1 (M).
