Development Site (LOT1)
The former Dowrieburn piggery is located off a minor road approximately 3 miles west of Laurencekirk. The site is largely flat, however, there is a drop in levels to the north where the Dowrie Burn runs generally west to east. The surrounding land pattern is open undulating farmland separated by woodland plantations. The site extends to approximately 22.97 acres (9.29 hectares) and is accessed by an existing track to the south. The development land will form the basis of 12 dwelling houses and associated business space and stable block.
Agricultural Land (LOT 2)
The bulk of the land lies north of the Dowrie Burn and is accessed from a minor public road to the south. The land is classified as Grade 2 by the Macaulay Institute for Soil Research and sits around 50m above sea level comprising a single enclosure together with banking adjacent to the Dowrie Burn. The land extends to approximately 26.56 acres (10.75 hectares) and is capable of growing a wide range of crops. The land is IACS registered, however, there is no single farm payment entitlement included with the sale. Mineral and sporting rights are included in the sale in so far as they are owned by the sellers.

PLANNING
Full planning consent has been granted for the conversion of the former piggery into 12 dwelling houses, associated business space and a stable block granted by Aberdeenshire Council dated 17th December 2009 (ref: KM/APP/2008/1209) subject to the completion of a section 75 agreement in relation to the retention of the business space units. As part of the planning consent a contaminated land assessment was conditionally required and this has been carried out. SERVICES
The development may be served by mains water and electricity. Drainage will be by means of a private system.
TECHNICAL INFORMATION PACK
A Technical Information Pack has been prepared, containing a copy of the planning consent, section 75 agreement, contamination report, correspondence with SEPA and Scottish Water together with associated plans and elevations. The technical pack it available to view at the offices of the selling agents or may be sent to seriously interested parties by e mail.
