Planning
Planning consent for Class 1 and Class 3 uses is provided for, in the grant of Planning Application reference N/14/00294/PP, dated 22nd July 2014. A copy of the consent can be provided on request. There is a restriction upon the use of any of the retail units by a specialist Coffee Shop.
Entry
The site will be available after completion of the entire site infrastructure works and the construction of the Marston’s and KFC units. This is estimated as March / April 2016.
Tenure
The site will be sold by way of a 125 year ground lease at peppercorn, incorporating a transfer of the absolute (heritable) title to the ground leaseholder after 6 years. A Deed of Conditions, incorporating the management responsibilities for the common parts will form part of the legal documentation.
