There have not been any buildings previously on the site and it has never been used for commercial use.

There is a private concrete road which leads into the site from the north. The site fronts directly onto the Marina water and the Canal to the south and west respectively. The neighbouring land to the north and east is owned by Hinckley & Bosworth Borough Council and comprises predominantly unused grazing land and allotments. This boundary is marked with a 2.4m palisade fencing. On the southern boundary which boarders the Marina, there is a 5m no build area. The selling agents can provide a plan which highlights this area.

Location

The site is located by Trinity Marina on the Ashby Canal. Trinity Marina is situated
to the north of Coventry Road (B4666) which provides access to Junction 1 of
the M69 via the A5. The subject land is located beyond the Premier Inn and the
Brewers Fayre, just north of the Marina. Trinity Marina will grant a right of way
over the existing access road which runs from Coventry Road, past neighbouring
commercial properties, running parallel to the Marina.

The site is 1.5 miles to the south-west of Hinckley town centre which offers a
range of amenities. Hinckley train station offers a direct service to Birmingham
New Street and Leicester. Hinckley is 10 miles to the north-east of Coventry and
20 miles to the east of Birmingham, both of which offer a full range of services.
