Location
The site is accessed off Bedford Road the A600 in Lower Stondon. The property is approximately 6 miles north of Hitchin and 9 miles east of Baldock with access to the A1(M). Biggleswade is 8 miles to the north of the site with access to the A1. Arlesey railway station is approximately 4.5 miles distant.

The site has been designated H095 in the Local Plan with a proposal for the site to be designated for residential development. The guidance within the Local plan is the site should be developed of low rise, medium density development. They propose a development of approximately 45 dwellings.
The District Council initial comments were that ‘smaller scale’ development would be considered here. In May 2016 Central Bedfordshire Council published a plan in response to the Councils ‘call for sites’ in 2014 and 2016, in which the land for sale was detailed with reference ALP272. As far as we can establish the requirement for social housing in Central Bedfordshire is 30% on all qualifying sites of 4 units and over.
