The Property is set within 121.06 acres of undulating land comprising grassland, wetlands and peatlands and sits to the south of Gartloch Road.

The area of land allocated for the potential residential development is situated at the northwestern flank of the site, totalling 30 acres. It is situated on a steep slope running from west to east with a small pond and watercourse situated at the bottom of the hill. We understand a Design Statement prepared by Hypostyle Architects for Gartloch developments Ltd (dated December 2006) was created for 300 homes as well as a new distributor road linking Westerhouse Road at the south pf the Property to Gartloch Road at the northeast.

A further 28 acres has been zoned for residential development, however, no allocation has been confirmed. The remaining 63.06 acres comprises vacant grassland, wetlands and peatlands.
