TREATT Buildings, Northern Way, Bury St. Edmunds, IP32 6NL
13,553 to 105,650 Sq Ft / Land
Withdrawn - Last updated: 25 August 2021
Location
The town is centrally located in the region with transport links to Cambridge, Norwich and Ipswich and is directly accessed from the A14 running with Felixstowe / Ipswich to the East and Cambridge / Huntingdon to the West. Further west the A14 joins the A1 / A1M for connections to the Midlands and the
North and also connects with the M11 for traffic towards London and Stansted. The A14 was recently upgraded at a cost of £1.5bn removing the bottlenecks around Cambridge and reducing drive times by up to 20 minutes between Cambridge and Huntingdon.
The subject properties are located on the Northern Way Industrial Estate which is accessed from J42 of the A14 to the east of the town via Mildenhall Road. The estate is in an established industrial area with easy access to both the town centre and the A14 and accommodation is a mix of industrial / warehouse units, car showrooms and trade counter occupiers. Three of the buildings for sale are located on the left-hand side of the road and the other two on the right.
Neighbouring occupiers include Chassis Cab, Mercedes Benz, Travis Perkins, Volkswagen and Speedy Hire.
Description
The original buildings were constructed in 1960s and have a combined total area of 105,650 sq ft set across a split site of 6.3 acres. They have been the vendor's home since the mid-1990s, but due to expansion the vendor is now relocating to Suffolk Park. Due to the nature of the vendor's operation, Buildings 1, 3 and 5 have shared services and yard area, however the buildings are independently accessed and have their own car parking areas.
We understand the services and yards for Buildings 1, 3 and 5 can be split but anticipate a sale of these buildings as a whole. Buildings 2 and 4 are self-contained and can either be acquired together or individually. The sites are contiguous but there is a slight level increase from 2 to 4 due to the gradient of Northern Way rising from the entrance to the far end of the cul-de-sac.
