Immediately to the north is the "Landmark" site where there are proposals for a 17 storey PRS block of 202 apartments.

An excellent range of city centre amenities are within 0.5 miles to include the Intu Centre and Derby Bus Station.

Planning

The site lies within the North Riverside Regeneration Area and is within the Our City Our River (OCOR) programme.

OCOR aims to create significant opportunities for new development along the river corridor by providing appropriate levels of flood protection whilst enhancing the leisure, tourism, ecological and sustainable transport value of the River Derwent and its tributaries.

Phase I of OCOR has been completed and this site forms part of Phase II. Derby City Council are in the process of procuring consultancy support to progress a detailed planning application for Phase II.

A plan showing the preferred flood defence alignment is available from the agent. This is an update from the plan within the 2015 Outline Consent and if approved will see flood defences constructed along the southeast site boundary with Stuart street. Hence there is a developer opportunity to engage with the LPA about the prospect of incorporating a development on this site with the flood defence works.
