The site was originally developed with a pair of cottages and an egg packing station. The land adjoins St. Peter's and St Paul's Church and Church Hall to the rear, and to the east there is a childrens park/play area and detached bungalow. Planning consent was issued by North East Derbyshire District Council on 16th January 2014 in accordance with reference no. 13/00314/FUL for planning permission to replace 09/00128/FL for demolition of the existing egg processing plant and associated buildings and redevelopment of site for 27 no. Two storey dwellings (2 no. Affordable).
A copy of the planning consent is available from the Agents Office and was granted subject to 34 conditions. Consent is also subject to a Section 106 Agreement dated 16th January 2014 which indicates that two of the properties have to be affordable homes and there is a contribution of £18,570.73 payable towards the provision of play equipment and improvement of the play area adjacent to the subject site.
