Description
An exciting opportunity for the development and conversion of Grade II listed properties in a landmark, gateway site.
The buildings are believed to have been constructed between 1802 and 1834 as a warehouse and stables. The main warehouse is rectangular with accommodation over three floors either side of a central lobby area. It is understood that c1930-1970 the building was stripped back to stone shell and the eastern section converted to offices and a canteen. Within the western half, part of the internal floors were removed and a steel frame installed to support oil manufacturing. All windows in the western section were removed and replaced with dummy painted timber panels. The detached stable block is two storey and benefits from an extended frontage onto the A6.
The site was last occupied by Silkolene and has been vacant for a considerable number of years. As a result of systematic breakin's and theft the buildings have fallen into a state of disrepair and are uninhabitable without major work.
Location
Belper is a popular market town in the Amber Valley district, located approximately 7 miles north of Derby.
The site is situated on the main A6 and A609 island as you enter Belper Town Centre and occupies a prominent position facing Morrisons, Aldi and B and M Stores. It is a mixed use location with a scheme of modern apartments to the south and offices to the north.
Planning
The Grade II listed site is located within the Derwent Valley Mills World Heritage Site and Belper conservation area.
It is allocated as a mixed use development area and a scheme has recently been proposed reflecting the conversion of the main building into 6 x one bedroomed and 16 x two bedroomed apartments. It is proposed the stable block be converted into 2 x two bed apartments and 2x ground floor commercial units. Offers on a subject to planning basis are invited. Interested parties are advised there is an undetermined application referenced AVA/2019/0745.
