The subjects comprise of a roughly level, rectangular site which is considered suitable for development for a variety of uses but most likely residential development. The site houses the former Balgownie Home Farmhouse, together with outbuildings located adjacent. Location
The subject site is situated within the Bridge of Don area which represents a northern suburb of Aberdeen. The subjects are contained within a mixed use area (M41) as designated by the Aberdeen City Local Plan. The stated Policy for such areas indicate; “Applications for development or change of use within which mixed use areas must take into account existing uses and character of the surrounding area and avoid undue conflict with the adjacent land uses and amenity. Where new housing is proposed a satisfactory residential environment should be created which in turn should not impinge upon the viability or operation of existing businesses in the vicinity. All proposals to which the Policy applies must accord with all other relevant Policies of the Local Plan, in particular those that relate to amenity, public and community safety and open space”. The above policy will therefore permit a variety of uses, however we are of the opinion that residential development is the most likely use for the subjects
