Terms
If proposing a lease, the Council's Standard terms are:
1. The duration of the lease is open to offers and should be confirmed. The minimum lease period will be one year.
2. The rental will be payable by Direct Debit.
3. A deposit equal to three month's rental will be required prior to the date of entry
4. the tenant shall be responsible dor all repairs to and maintenance of the premises (FRI) as well as a share of the cost of repairs to the common parts within which is stands.
5. The council will insure the building for reinstatement and recoved the appropriate annual premium from the tenant. the tenant will be responsible for insuring any plate glass and all other insurance's.
6. The tenant will be responsible for obtaining any statutory consents and complying with any regulations relative to the proposed us eof the premises.
7. The tenant will be responsible for payment of rates and any other statutory payments of taxes.
8. The tenant will reinburse the council's reasonable leagal expenses plus outlays in completing the lease.

The property will be sold possessed by west Lothian Council and subject to all conditions and/or restrictions affecting it, whether or not contained in the Title deeds. Any conveyance by the Council shall contain such reservations, burdens and conditions, as the Council's Solicitor my consider necessary for the protection of its interests.
Offers conditional upon the granting of planning and other consents will be considered, but preference will be given to unconditional offers, other factors such as price being equal. In the case of offers conditional on the grant of planning consent, the planning application for development of the site would require to be submitted within one month of the date of conclusion of missives.
Each party will bear their own legal costs.
The council reserves the right to charge VAT on the purchase price if applicable.
