Brownside Farm is located within Gleniffer Braes Country Park and is accessed via a single-track road off of Caplethill Road. It comprises a farmhouse with associated outbuildings, all of which have been unoccupied for some time, and are in a dilapidated condition. Development options are covered in the attached Planning Brief, however any development proposals must be sensitive to Green Belt policies.
The site is considered suitable for a variety of uses acceptable for the green belt location of the site. It is considered that in this case possible development proposals may relate to agriculture or horticulture, recreational uses, tourism related development or potentially some limited residential use. Location
The subjects lie close to the south east boundary of Renfrewshire, located approximately 2.3 miles from Paisley town centre. From Paisley Cross, head south along St Mirren Street and onto Causeyside Street. Carry on into Neilston Road and then onto Caplethill Road. Approximately 0.25 miles before reaching Barrhead, Brownside Farm is set back from the main road on the right.
Accommodation
The land subject of this planning statement lies on green belt land approximately 0.6 kilometres south-east of Paisley and some 0.4 kilometres north-west of Barrhead. The site extends to some 0.46 hectares and consists of a farmhouse with additional farm buildings. The site offers opportunity for some new development on the site given the dilapidated condition of some of the existing buildings.
