The Ferry Inn is a detached traditional harbour side inn with 12 individually styled letting rooms, some of which are positioned to take advantage of the stunning views to the front. An additional six en-suite rooms are located in the Harbourside House annex situated directly across the street.

At ground floor there is a bar/restaurant which can accommodate approx. 85 covers and is styled in an impressive nautical theme. The bar/restaurant is serviced by a good sized and well laid out commercial kitchen with an ample provision of storage. The 12 letting bedrooms (all en-suite) are positioned over first and second floors being accessed via an internal staircase.

Harbourside House has three rooms on the ground floor with all other rooms situated at first floor level.

The Royal Hotel provides complementary accommodation to that found at the Ferry Inn and brings good balance to the portfolio. It has a public bar, very popular with locals throughout the year, a lounge bar to the rear and separate dining room serviced by a well-equipped commercial kitchen. These areas are all presented to a good standard in keeping with the style of the property and afford a warm and welcoming environment.

The 10 en-suite letting bedrooms are all located at first and second floor being tastefully decorated providing comfortable surroundings in which to relax. Also at first floor is a popular function room which can host up to 120 guests.

Location

The hotels are centrally located within Stromness, on the Island of Orkney. Stromness is Orkney’s second largest settlement having a thriving town centre and is steeped in a rich and enduring history making it a very popular destination for tourists throughout the year.

Stromness forms a good base for touring the various sites of historical interest the islands are famous for. These include the Heart of Neolithic Orkney, a World Heritage Site comprising the Ring of Brodgar, Skara Brae, the Stones of Stenness and Maeshowe. All of which are within easy reach of the town centre.

The town is also home to the busy Stromness Ferry Terminal with daily sailings to and from Scrabster on the mainland.

The properties are located within a close proximity to each other with the Royal Hotel nestled on Victoria Street in amongst many quaint, traditional, picturesque shops and houses. Victoria Street meanders its way along and connects with the A965 approximately 200 yards to the north. The A965 is one of the main traffic thoroughfares on the island connecting to Kirkwall some 15 miles to the west.

THE BUSINESS: The portfolio offers an easily managed pair of popular and busy hotels which provide good levels of year round trade. Post Covid, The Ferry Inn has trade April to October, however, this is reflective of the vendors personal circumstances and gives great scope for any purchaser to increase turnover in a relatively short timeframe.

The Royal Hotel has a strong local following with repeat custom being at the heart of the F&B revenue. In recent times a focus on diversifying the food offering has seen the introduction of a taster menu and this has ensured the dining room remains busy with a more traditional menu being offered in the lounge bar.

The Ferry Inn is synonymous with Stromness and has an excellent reputation for food serving a selection of quality fresh seafood dishes as well as a many other popular favourites. Room revenue at The Ferry Inn remains strong with good levels of repeat tourist trade reported.
